Retirement village or land lease?

Both offer a community of people your age, but the money works very differently. That’s why we always show them separately.

In a retirement village

You usually pay a lump sum to move in, a monthly fee while you live there, and an exit fee when you leave. Most of your move-in price comes back to you, less the exit fee and other charges.

In a land lease community

You buy the home itself and rent the land it sits on. You pay a site fee for the land and the shared facilities. When you leave, you sell your home, and some communities take a share of the sale.

Which costs less?

It depends on the place, the contract and how long you stay. That’s why each land lease community has its own page, worked out the same careful way, and its own tab in the results. There are 33 land lease communities in the current release.
