Methodology
How we work out the figures
Every figure on Clear Village comes from one cost engine, applied the same way to every village, using each village’s own published terms.
One engine for every village
The national data team keeps a single cost engine. For each contract it adds up what you pay to move in, every monthly fee over your stay (rising each year), and every charge when you leave, then takes away what you get back. The site never changes a figure or does its own sums beyond simple subtraction and averaging of the engine’s results.
Our usual assumptions
- One person staying about 8 years (11 years for a couple).
- A 2-bedroom unit at the lowest published price.
- Fees rise 3% a year unless the contract says otherwise; unit prices rise 3% a year.
- Money could earn 5% a year elsewhere, and it takes about 9 months to sell or be paid out, within each state’s legal limits.
You can change all of these on any village page.
Where figures come from
- This figure comes from the village's own documents.
- This figure was given by the operator to NSW Fair Trading. It hasn't been checked.
- This figure comes from the village's website.
- This figure comes from a for-sale listing.
Where a village doesn’t say something, we use the legal standard for its state and label it, or we say it isn’t published. “Not published” is never shown as $0.
AI and checking
Figures were gathered and checked with the help of AI from public documents. Not every figure has been reviewed by a person.
Honest limits
- Villages without a full set of published costs aren’t shown with figures.
- Only some villages have an exact address in our data. The rest are shown as an approximate area, never a pin.
- This village's documents are more than two years old, so some figures may be out of date.
- Prices and fees change. Always check the figures with the village before you decide.
